Down Payment Assistance
If you qualify for a Great Choice Home Loan, you can apply for financial assistance with your down payment and/or closing costs.
Financial assistance comes in the form of a second mortgage loan on your home. There is no interest on this second loan, and you don’t have to make any monthly payments on it either. You only have to pay it back when you sell, move out of, or refinance your home. And in certain circumstances, this second loan can be forgiven, meaning you don’t have to pay it back at all.
Housing Choice Voucher
The Housing Choice Voucher (HCV) or “Voucher” program is a federal rental assistance program funded through the Department of Housing and Urban Development (HUD) where very low-income individuals, families, the elderly and the disabled receive assistance to afford decent, safe and sanitary housing in the private market. As the leading state housing agency, THDA administers the Housing Choice Voucher program in 72 Tennessee counties, between 4 regional offices. The offices and county service areas are:
Family Self Sufficiency Program
In the THDA Family Self Sufficiency (FSS) program, we work with families and interested parties to create step-by-step plans that lead to economic independence. The purpose of the FSS program is to facilitate access to the supportive services that families need to become free of public assistance in a five-year time period. All participating Housing Choice Voucher (HCV) families have the opportunity to participate in the FSS program if they desire. The FSS program is voluntary for THDA’s Housing Choice Voucher families.
